Senior Director of Multi-Family Marketing

Job summary:
The Senior Manager, Multifamily Marketing will be primarily responsible for marketing support for the company’s multifamily properties and new product launches; providing strategic and cutting-edge marketing ideas and programs for all product types, including stabilized, leased and repositioned products.

Essential Duties and Responsibilities:
• Create, track and maintain all marketing budgets for leased properties and new acquisitions. Assist in the creation and review of marketing plans and budgets for all properties, and negotiate costs to the business with advertising sources
• Provide project management leadership – including the effective selection and utilization of external marketing partners and resources – for multiple ongoing and ad-hoc marketing initiatives, including but not limited to: analytics competition, naming and brand identity development, public relations, website development/management, online marketing, warranty, etc.
• Review all property websites on a quarterly basis
• Organize meetings and write minutes during rentals and new acquisitions
• Review/monitor all property social media, track negative reviews and respond in a timely manner, with input from Property Managers. Assist properties in setting up and implementing new social media i.e. Yelp, Yellow Pages, Foursquare and Google Places. Ensure properties regularly update social media
• Create and maintain templates for Craigslist advertisements; with properties to be updated daily
• Supervise, edit and monitor all print and Internet advertisements. Collect quotes for collateral materials and place an annual bulk order
• Order temporary signs, banners, etc., on the property, as requested by the property manager or region
• Review traffic and sources to determine patterns and trends for all properties
• Conduct product readiness inspections every two months; ensure curb appeal, signage, walkway, models, vacancies and amenities meet company standards, sharing this responsibility with other Regional Managers
• Assist properties with low occupancy rates to determine the reasons for low occupancy; assess marketing needs, create and implement a marketing plan to align properties to budget
• Monitor current “retention programs” and recommend changes if necessary, in collaboration with the team on site
• Create a marketing campaign around the annual customer service surveys to encourage greater participation
• Monthly report on all listing sources and cost per rental listing sources for all properties
• Attend owner meetings as requested by Regional Managers
• Coordinate after-hours social events only at rental properties. Responsible for all aspects of the event, from planning, to budgeting, to execution
• Establish exciting rental competitions for rental agents, with the aim of increasing rental closings
• Serve as a contact for multi-family public relations as needed
• Coordinate the collection of market research data on customer reaction to marketing efforts as well as competitive market share and product usage, provide trend analysis and forecast data
• Effectively organize and manage marketing resources and external marketing partners to improve productivity at the property level (e.g., graphics/photo databases, inventory of collateral materials and artwork, project-based websites, database from the ownership brand toolkit, media and materials contracts and schedules, division and ownership/project marketing budgets, etc.
• Manage marketing planning and material/resource requirements (e.g. advertisements, warranties, signage, website, event planning/management, media planning/buying/analysis…) of all multi-family properties to improve the marketing effectiveness and consistent brand building
• Other missions as instructed

• Bachelor’s degree in marketing, communications or a related discipline preferred.
• 5 to 7 years of solid marketing experience
• Experience in multi-family real estate required
• Must have a solid understanding of SEO marketing campaigns for multi-family dwellings
• Exceptional verbal, written and professional presentation skills
• Ability to work in a cooperative, efficient and cross-functional manner
• Detail-oriented with exceptional organization, planning and follow-up skills
• Ability to prioritize and successfully manage multiple concurrent projects
• Proficiency in Microsoft Windows: Word, PowerPoint, Excel, Publisher and Access. Experience with PhotoShop and InDesign preferred
• Mastering the respect of deadlines is essential
